Residents Information

In accordance with Florida State Statutes, PSHA is required to share budgets, bylaws, and insurance policies with all residents in a secure portal. 


This information is updated periodically within the Residents Only Section.


Registration is required to view these documents. Follow the below link to "RESIDENTS INFORMATION" to complete registration.

FAQs

Per the Covenants, any exterior modifications to homes must be reviewed and approved by the Architectural Control Committee (ACC). Please allow sufficient time to submit all documentation to the PSHA Board via email.

NOTE ALL FORMS MUST BE SUBMITTED BY THE HOMEOWNER, NOT CONTRACTORS.

*Prior approval is not required to replace existing items with the same items. Changes in materials, location, size, height, etc must have prior approval.This is to reduce the burden of the ACC.*

We encourage all residents to first speak to your neighbors regarding any concerns. If resolution cannot be made, then contact the Board with your concerns.

Please review the updated Submission Policy listed below.

For any concerns outside of the covenants guidelines, we encourage all residents to speak to the City of Jacksonville, 904-630-CITY or https://www.jacksonville.gov/ or other appropriate city agencies.

Reach out to us via email and we can connect you with the appropriate committee for events such as Independence Day Parade, Oktoberfest, Luminary, etc.

Complaint Submission Policy

Effective August 14th 2026

To ensure fair, consistent, and properly documented handling of owner concerns, the Board of Directors adopts the following policy.

  • All complaints regarding alleged violations of the Declaration of Covenants, Association rules, or other community matters must be submitted in writing by email only to the official Association email address: PlantationSouthHOA@gmail.com
  • Complaints submitted by any other method — including in-person discussions with Board members, approaching a Board member at their home, phone calls, text messages, or written notes left at a residence — will not be accepted or acted upon.
  • Each complaint must include:
    • The full name and contact information of the person filing the complaint
    • The address of the property involved
    • A clear description of the concern, including relevant dates, times, and specific details
    • Any supporting photographs or documentation (attached to the email)
  • Anonymous complaints will not be reviewed or acted upon.
  • The Board will review properly submitted written complaints in a timely manner and respond as appropriate under the governing documents and Florida law.

The Association will not serve as a forum for personal disputes between neighbors. Complaints that appear to be retaliatory, repetitive without new information, or intended primarily to harass another owner may be declined at the Board’s reasonable discretion.

Architectural Changes

For any exterior changes, improvements or modifications please complete the following form and submit via email to PSHA (PlantationSouthHOA@gmail.com, Subject
ACC Request")

If you are unsure, please reach out prior to a project. 

It is always in the best interest to notify immediate neighbors of upcoming projects or changes in an effort to be considerate. 

This is to reduce the burden of the ACC and expedite projects for homewoners.*


Please include any relevant information including a copy of your site plan indicating the location of property improvements, manufacturer’s material(s), style and color of the product(s) and any other relevant information. Additional information can be requested from the Architectural Committee prior to approval.
